Danielle Edwards · Arizona Realtor since 2009

Every Scottsdale neighborhood looks like the right one, until you've lived in the wrong one.

On a listing site, the desert all looks the same. A golf community, a gated enclave, a street ten minutes from Old Town. Same sunsets, same stucco, same price per foot.

They aren't the same. The HOA rules are different. The drive is different. Who your neighbors are, and how long they stay, is different. That's the part an agent either knows or doesn't.

Danielle has spent seventeen years learning it, for buyers moving in, sellers moving on, and investors running the numbers. 142 homes sold, from $450,000 to $4.2 million.

This page is the short version. The long version is a conversation.

Out-of-state buyer specialist

Sample figures for a fictional agent.

The three-skill problem

Most agents are great at one thing.

Local knowledge. Negotiation. Reach. Buyers and sellers usually find out which one their agent is missing about halfway through the deal.

Knows the area, soft on termsYou overpay.
Tough negotiator, new to the areaYou buy the wrong street.
Great photos, only local buyersYour listing sits.

Who she helps

Tell us where you are. See how she'd help.

A winter home, a move across the country, a rental, a sale, a first house. Each one asks different things of an agent. Pick yours.

Vacation home

A home you'll use, and can manage from away.

Most vacation-home buyers search from another state, tour on one trip, and close from home. The details that matter most are the ones you can't see from a listing.

  • Neighborhoods matched to how you'll use the house.
  • Straight answers on HOA rules, including rental limits.
  • Help planning a buying trip from out of state.

A good first question for Danielle

“Which neighborhoods fit a winter-only schedule?”

In her words

Four questions, answered by her.

Every TSL agent profile starts with the same interview. Her answers show you how she thinks before you ever pick up the phone.

Why Scottsdale, and why still?

I came out for one winter in 2006 and never left. Twenty years later I still drive up Pima Road at sunset and catch myself slowing down. The city keeps changing; the light on the McDowells doesn't.

Which neighborhood would you buy in tomorrow?

Silverleaf, if the budget allows, for the trail access and the quiet. If not, the older parcels of DC Ranch: mature trees, a short walk to Market Street, and still a little underpriced next to the newer sections.

What do sellers get wrong about pricing?

Pricing to the best sale in the neighborhood instead of the most similar one. Buyers here are well informed. A home priced right in its first two weeks almost always nets more than one that chases the market down.

What should out-of-state buyers know first?

That the HOA matters as much as the house. Rental rules, architectural review, club memberships: they differ community to community, and they decide how you'll actually use the home.

Her Scottsdale

The Scottsdale she'd show a friend.

Coffee, trails, dinner, the drive to take visitors on. You learn a lot about an agent's taste from their short list, and that's worth knowing before you trust them with a house.

What clients say

31 reviews. The same three themes.

Read enough of an agent's reviews and a pattern shows up. Here's Danielle's.

1

She knows which streets to skip.

Clients say her neighborhood advice saved them from homes that looked right online.

Sample review theme

2

Her pricing advice is honest.

Sellers mention she told them the number they needed to hear, and the home sold close to it.

3

She stays calm under pressure.

Buyers describe multiple-offer situations and tight timelines that never felt chaotic.

Sample review theme

We were buying from Chicago and had one weekend to see homes. Danielle had already ruled out half the list, and the house we chose was the first one she showed us. Two years in, we still wouldn’t change a thing.

What people ask before they call.

Does Danielle work with buyers, sellers, or both?

Both, along with relocation and investment clients.

Which areas does she cover?

Scottsdale and Paradise Valley, with a focus on North Scottsdale, DC Ranch, Silverleaf, and Troon.

I'm not in Arizona yet. Can she still help?

Yes. Relocation is one of her specialties. Mention it in your note so she can plan around your trip.

What price range does she work in?

Her sales run from about $450,000 to $4.2 million, with an average around $1.4 million.

Does she work with investors?

Yes, at every price point. Ask her which communities allow rentals, and on what terms, before you fall for a house.

Is she licensed?

Yes. This is a fictional sample, but every real TSL profile links to the agent's Arizona Department of Real Estate license record.

The plan

Three steps to the right street.

1

Tell Danielle what you're after.

A vacation home, a move, an investment, or a sale. One short note below is enough to start.

2

Get a shortlist built around your life.

Neighborhoods first, then homes. Pair it with a pre-approval so you shop with a real number.

3

Tour with a guide.

In person, or by live video if you're still out of state. Then decide with someone who knows the street.

Or keep scrolling listings, and find out what the neighborhood is like after you've moved in.

Your message goes directly to Danielle.

Sample only: no message is sent to an agent.

P.S. Searching from out of state? Say so in your note. The first conversation is the one that saves you a wasted trip.
